Censeo Consulting prepared the tender for this circa £9.5m 42 Bedroom boutique hotel development.

Our sister company Cen QS Consulting Limited carried out the BOQ Preparation.
The project involved the refurbishment, extension and fit-out of 4-6 Bedford Place, London.
The main works to be undertaken included:-
• Isolated demolitions and structural alterations
• Demolition of rear non historic extensions at ground floor level
• Soft strip of non-historic wall linings and floor coverings
• Isolated underpinning of party walls
• Underpinning required to support new lift shaft
• Introduction of lift shaft to service all accommodation floors
• New windows and doors throughout
• Retain existing floor boards and refurbish
• Retain existing historical finishes typically lathe plaster walls and ceilings
• Full roof replacement
• Original staircases retained and refurbished
• New building services throughout
• All incoming utilities to be upgraded
• Fitout of all areas (studios and communal areas) to create a 4* Boutique hotel
The project was procured under a JCT Design and build contract with a 52 week contract period.
